Make it safe

Keep people clear of the pane and the sidewalk below it; cracked glass can drop. If someone got in, call the police first.

Photograph before cleanup

Wide shots of the front, then close-ups of each pane, the frame, the lock and any stamp in a glass corner. The insurer and the pro both use them.

Close the opening

Plywood or a temporary panel lets you lock up tonight. See after-hours board-up.

Measure and replace

The pro then measures for permanent glass. Tempered and insulated units are made to order, so the board stays up until then.

Glass types in storefronts: tempered, laminated, insulated

Storefront glass means the glass across the front of a shop: display panes, the door, and the pieces above and beside it.

Tempered glass is heat-treated and breaks into small pieces, not long shards. Laminated glass has a plastic layer between two sheets, so it cracks but tends to stay in the frame. An insulated unit, which pros call a sealed unit, is two panes with a sealed space between them.

A stamp in a corner of a surviving pane often names the type. Glass in and around doors generally has to be safety glass under the Ontario Building Code, so the pro confirms what your opening needs.

Framing and door systems in plazas

Plaza storefronts are usually aluminum framing that runs across several units. That shapes how one pane gets replaced.

New glass has to fit the existing frame and look like its neighbours, so the pro notes the frame depth and how the glass is held in.

Film on existing glass helps hold fragments in place, so it suits a front you are keeping. Ask what the film is rated for and how it is edged.

Downtown and Main Street South: heritage context to check

The Four Corners at Queen and Main is Brampton's historic core. The City is working on Main Street South as a proposed Heritage Conservation District. The plan is still in progress; the area is not designated.

Working with your landlord and insurer

In a leased plaza unit, read the repair clause first. Some leases give the glass to the tenant, others to the landlord. Either way, tell the landlord before glass is ordered; they may need to approve frame work. Plaza owners can see our property manager page.

Call your insurer early and ask whether they want to see the damage before replacement. Keep the photos and police report number together.
