A town within a city, built from 1991 on

Springdale was planned in the 1980s as a town within a city, and building began in 1991. Its eight neighbourhoods each have a geographic theme that the street names follow. The theme doesn't change the windows, but the street name helps a pro place your house in time.

The first streets are now more than three decades old, and the early 2000s, Brampton's busiest building years, filled in much of the rest. So neighbours on one crescent may need quite different fixes.

Early Springdale: foggy between the panes, and tired cranks

Fog that sits between the two panes, and can't be wiped from either side, means the seal around the glass has failed. The usual fix is a new sealed unit fitted into the existing frame, which stays if it's sound.

Mist on the room side is different. In a full house, with cooking, showers and laundry drying indoors, glass can fog on the inside on a cold morning. That's humidity, not a failed window.

Casement cranks from the first years wear out too. A handle that spins without opening the window usually means a stripped operator, and that part can be swapped without touching the glass. See casement windows and window repair.

Later streets: slider won't lock, screens and rollers

On streets built later, the glass is often fine and the hardware goes first. The usual complaint is a patio slider that won't lock: rollers that have sunk so the door misses the keeper, or a worn latch. Both are parts, not a new door. The sliding door repair page covers the causes.

Screens are the other regular job: torn mesh, a screen that won't stay in its track, or a patio screen door that's lost a roller.

How long do the original windows in a 1990s Springdale house last?

There's no fixed age. Frames in a 1990s house are often still sound, while the seals around the glass and the moving parts, such as cranks and rollers, tend to give out first. That's why many older Springdale windows need a new glass unit or a part rather than a whole window. A pro can tell you which after seeing it.

Is it better to replace just the fogged glass in a Springdale window, or the whole window?

If the frame is solid, the window opens and locks properly, and only the glass has fogged, a new glass unit is usually the sensible fix. My Springdale windows look foggy on rainy days. Is the seal gone?

Check where the fog is. If you can wipe it off inside, it's indoor humidity meeting cool glass, which damp days make worse.
