A planned town with lettered sections

Bramalea is often called Canada's first satellite community. It was built in phases, and each phase got a letter. In the A-section, street names start with A: Alderbury, Argyle, Avondale. The pattern runs through the alphabet to the P-section.

That makes your street name a useful clue. The sections went up in order, so the early letters are older, and the letter tells a pro roughly what the house started with. Put your section letter on the request with the street.

Older sections: frames that may be on their second set of windows

Houses in the early sections have had a long time to go through windows. Many have been replaced once, and some of those replacements now show their own age. One house can hold three different jobs:

  • Fogged glass in a sound frame: a new sealed unit, the factory-sealed glass package, fits the existing frame. See foggy window repair.
  • A worn part: a slider latch, roller or crank, replaced without touching the glass.
  • A tired frame: cracked, drafty all round or unable to hold a lock. Then replacement windows are worth pricing.

Thinking about a second unit? Bungalows and semis are the kind of house where a basement often becomes one. Later sections and zero-lot-line homes: sealed units and sliders

Further along the alphabet, the houses are younger. The G and H sections are usually named as where zero-lot-line housing was first tried: the house sits close to one side lot line, so most of its glass faces front and back.

Houses of this age are where seals give out and hardware wears. A slider that won't lock usually has a worn latch, a keeper out of line or rollers that have dropped. Glass that fogs and stays fogged has a failed seal, and the unit can be swapped while the frame stays. If the window is on the tight side of a zero-lot-line house, mention it: working room can shape the quote.

Patio doors and screens in backyard-heavy streets

With real backyards, the patio door here gets daily use from spring to fall.

  • Sliding door repair: a door that drags or won't latch usually needs rollers, a cleaned track or an adjusted lock first.
  • Patio door replacement: worth pricing when the frame is bent, the sill leaks, or the glass has fogged and the door drafts too.
  • Screens: a torn screen is rescreened in its frame; a bent frame is remade to size.
  • Door glass: a cracked panel can often be replaced without a new door.

Near Bramalea City Centre and Chinguacousy Park

Every section is covered, from the streets around Chinguacousy Park and Bramalea City Centre, whose first phase opened by 1971, out to the P-section. The homes around Professor's Lake, in the north end, are younger and have their own page.

Are Bramalea's original windows worth repairing?

Sometimes. Where originals survive, the frame may still be sound even if the glass or hardware isn't, and a part or a new glass unit can be enough. Where frames are cracked, rotted or leaking air all round, replacement is usually the better use of the money. A pro can tell which after seeing the window, not from the house's age alone.

Can you match pros in every Bramalea section?

Do 1970s patio doors need full replacement?

Not always. Rollers, tracks, locks and weatherstripping on an older slider can often be replaced, and a fogged or cracked panel can sometimes be swapped alone. Replacement makes sense when the frame is bent, the sill lets water in, or parts are no longer made. Send a photo of the whole door and a close-up of the track.

Is it cheaper to replace all the windows in a Bramalea house at once?

It can lower the cost per window, because the pro makes one set of trips, one order and one setup instead of several. It isn't cheaper if half the windows didn't need replacing. Ask for a written, itemized quote that prices each window separately, so you can do the worst ones now and the rest later without surprises.

Can an older Bramalea bungalow's basement take an egress window for a second unit?

Often it can, but the City of Brampton decides. A two-unit house needs registration, and the drawings must show the egress windows and which egress option applies.
